Hey good morning. I hope you survived the weekend, especially if you’re out west.
-> The housing minister detailed the phased roll out of the #RentersRights Bill, with the end of S.21, non-discrimination and replacement of ASTs with periodic tenancies starting from May 2026. More vague is the second phase launch, including the #PRS Database, as coming late in 2026.
-> Rent controls backfire with the majority of Scottish landlords raising rents annually reports Property Industry Eye
-> Ballymore and Sainsbury have won approval for the 2,500 home scheme in Kensington, including ‘at least 500 affordable homes’.

-> In a further dent to the ambition to build 1.5mn homes, Peabody have cancelled the development of 535 homes due to rising costs including those associated with regulation changes caused by the Building Safety Act 2022, Landsec announced it was pausing the development of 9,000 homes, including 879 in #Manchester and 2,800 in Lewisham, 1,800 in North London and 2,700 in Salford. Housing Today reports returns from residential and office development are currently less attractive than retail, so it “does not plan to commit any meaningful balance sheet capital to new development in the next 12-18 months” and Peel Waters has shelved plans for over 2,000 homes at East Float Docks, instead moving to a 460,000 sq ft storage scheme.
-> Estate agents led by a former Competition and Markets Authority (CMA) panel member are set to launch a £1bn legal battle against Rightmove alleging ‘unfair fees’.
-> The Association for Rental Living People Awards at the conference were awarded to Dan Batterton for Life Time Achievement, Shruti Patel for Rising Star and the Industry Shaper award went to Sowgol Zarinchang. Congratulations to all the nominees and of course the winners
-> #SFH operator Lloyds Living acquired a 297 home scheme in Yorkshire taking their portfolio to 7,600 homes.
-> PBSA News reports that Brookfield Asset Management and co-living operator Student Homes Management have acquired a 997 bedroom student #HMO portfolio across six university cities including Exeter, Liverpool and Cardiff.
-> German investment company Commerz Real AG has bought PBSA company Suite in #Dublin reports Property District
-> In Ireland the government published the replacement for 2021’s Housing for All plan, but instantly drew criticism suggesting it was not radical enough, and shows “absolutely no evidence of the reset” reports Business Post
